There were 138 new luxury listings in April, with total inventory jumping to 562 active listings-giving buyers more options than we’ve seen in years.
Homes are selling fast: new listings spent a median of just 14 days on the market, and sellers received an average of 97.6% of their asking price.
The market remains competitive, especially for homes priced between $1.9–$2M and $4.75–$5M, which are flying off the market in as little as eight days.
Montecito: Luxury Leads the Way
Montecito continues to outshine, accounting for 22% of all South County sales this spring-the highest share in years.
The average sale price for a Montecito home hit $6.4 million, with the median list price reaching $7.92 million.
Homes here are selling quickly and close to asking price, with a sale-to-list ratio of 97.7%.
