Bella Vista Estate Sells for $45 Million: Inside One of Montecito's Most Extraordinary Estates

After nearly a decade of making headlines in the luxury real estate world, one of the Santa Barbara area's most extravagant properties has finally changed hands.

Bella Vista Estate, located at 120 Montecito Ranch Lane in Summerland, California, has sold for $45 million. Originally offered for $65 million in 2016 and later marketed for as much as $70 million, the sprawling property was owned by hotelier Patrick Nesbitt and his wife, Ursula.

The sale marks the end of a remarkable chapter for an estate that has attracted attention for its extraordinary scale, elaborate architecture, private polo field, and amenities that rival those of a five-star resort.

But beyond the impressive price tag, Bella Vista offers an interesting look at what makes the ultra-luxury real estate market in Montecito and the surrounding communities so unique.

A Nearly 20-Acre Estate Overlooking the Pacific Ocean

Perched above the Pacific Ocean in the coastal community of Summerland, just east of Montecito, Bella Vista Estate occupies approximately 19.78 acres with sweeping ocean, coastline, and Santa Ynez Mountain views.

The estate was developed by Patrick Nesbitt, chairman and CEO of Windsor Hospitality, who began acquiring land in the area in 1993. Completed in 2005, the property was designed as an extraordinary private retreat, drawing architectural inspiration from the grand villas and estates of Europe.

At the center of the property stands an imposing Neoclassical residence with a dramatic marble entry, expansive entertaining spaces, and a level of architectural scale rarely encountered in Southern California.

The property includes 12 bedrooms, an extensive collection of formal and informal living spaces, and two guest residences, all surrounded by manicured grounds.

A Private Resort Unlike Almost Anything Else in Montecito

What truly sets Bella Vista apart is its remarkable collection of amenities.

The estate was designed to accommodate everything from intimate family gatherings to large-scale celebrations. Its features include:

  • An Olympic-length infinity pool overlooking the Pacific Ocean

  • A nearly 10-acre polo field and extensive equestrian facilities

  • A ballroom and disco accommodating approximately 200 guests

  • A private movie theater, sports bar, spa, and fitness facilities

  • A wine cellar designed to accommodate approximately 5,000 bottles

  • A helicopter hangar and extensive vehicle storage

  • Guest residences, landscaped gardens, recreational courts, and outdoor entertaining areas

These aren't simply amenities added to a luxury home. Together, they create an almost self-contained private resort.

Interestingly, the property has even appeared in popular culture, serving as a filming location for Britney Spears' 2009 music video Radar.

The Nesbitt Family and the Estate's Charitable Legacy

Beyond its architecture and amenities, Bella Vista also has a history of hosting significant charitable events.

In 2018, Patrick and Ursula Nesbitt hosted the Kick Ash Bash, a fundraiser honoring first responders and supporting those affected by the Thomas Fire and the devastating Montecito debris flows.

The event welcomed approximately 4,000 attendees and featured performances by Katy Perry, Kenny Loggins, and Wilson Phillips. According to the Nesbitts, the gathering raised more than $2 million for survivors and emergency equipment.

It's an interesting part of the property's history, illustrating how an estate of this scale can serve a purpose well beyond private residential living.

From $65 Million to $45 Million: A Decade on the Market

Perhaps the most fascinating part of Bella Vista's story is its listing history.

The property first entered the market in 2016 with an asking price of $65 million. Over the following years, it experienced several price adjustments, multiple marketing campaigns, and even an unsuccessful auction attempt in 2020.

By 2023, the asking price had climbed to $70 million before eventually being reduced to $59.5 million.

In October 2026, the property finally sold for $45 million.

That represents a $20 million difference from its original 2016 asking price and a $25 million difference from its highest advertised price.

While those figures are striking, asking prices aren't necessarily indicators of a property's market value. The final sale is ultimately the clearest evidence of what a buyer was willing to pay at that particular moment.

What Does This Sale Tell Us About Montecito Luxury Real Estate?

One of the things I find most interesting about the Montecito and Santa Barbara luxury markets is how difficult truly one-of-a-kind properties can be to value.

At this level, traditional comparisons such as price per square foot become less meaningful.

How do you compare a nearly 20-acre coastal estate with a private polo field, helicopter hangar, ballroom, guest residences, and resort-style amenities to another luxury home?

You really can't, at least not in the conventional sense.

Properties like Bella Vista appeal to an exceptionally narrow group of buyers. Finding someone with the financial means to purchase the estate is only part of the equation. That buyer must also appreciate its architectural style, extensive amenities, location, and ongoing responsibilities of maintaining a property of this magnitude.

And that is where the distinction between an extraordinary property and a broadly marketable property becomes important.

A home can be exceptionally valuable, beautifully constructed, and completely unique, yet still require significant time to find the right buyer.

This isn't necessarily a reflection of weakness in the overall Montecito luxury market. Rather, it demonstrates how individualized the market becomes at the very highest price points.

Why Summerland and Montecito Continue to Attract Luxury Buyers

Although Bella Vista carries a Montecito Ranch Lane address, the property is located in Summerland, a small coastal community immediately east of Montecito.

This stretch of the Santa Barbara coastline has long attracted buyers seeking privacy, beautiful natural surroundings, and proximity to both Montecito and Santa Barbara.

Summerland offers a distinctive coastal character, while nearby Montecito is known for its historic estates, Spanish Colonial Revival architecture, secluded properties, celebrated gardens, and exceptional residential settings.

For buyers seeking significant acreage, privacy, and expansive views, opportunities along this coastline are particularly compelling.

And while not every property offers the scale of Bella Vista, the qualities that attract buyers to this area—architecture, setting, privacy, and lifestyle—remain remarkably consistent across different price points.

A New Chapter for Bella Vista Estate

After years in the public spotlight, Bella Vista Estate begins a new chapter under new ownership.

Its $45 million sale is noteworthy not simply because of the price, but because of the property's unusual history, ambitious architecture, and the extraordinary vision behind its creation.

For me, it's also a reminder that in Santa Barbara and Montecito real estate, every property has its own story.

Understanding that story—and how architecture, land, lifestyle, and buyer expectations influence value—is an essential part of navigating this distinctive market.
